There is pretty much a guarantee that concrete is going to crack, it’s just a matter of when and where. As new concrete cures (or dries) it is essentially shrinking, which oftentimes will cause cracks early on. When properly done, control measures are put into place to guide cracks and attempt to force them to occur in certain areas that will not cause harm to the concrete integrity or aesthetics. Do not worry about minor cracks in a newly poured driveway or patio, in most cases these will not be noticeable in the future. Large cracks (more than an ⅛” thick) should be reported to the contractor for repair.
This is always a debate with many different opinions across the industry. At the end of the day, a new concrete driveway or patio is not going to make a major difference in the value of your home when talking appraisals. However, new concrete does GREATLY impact how marketable your property is. The home with an updated driveway, sidewalk, patio, or whatever it may be, is always going to show better, in turn bringing in more offers and value when the time comes to sell.
Concrete can in fact be poured in the winter, we do it all the time! The weather conditions do most certainly make for a different approach when pouring concrete, especially when talking cold weather but it is just as “solid” as a summer pour when installed correctly. Concrete is a chemical reaction and actually heats up as part of the process, allowing the materials to stay above certain temperatures is very important while curing (drying). Different steps such as additives, curing blankets, etc. can be taken to insure the concrete stays above those required temperatures.
This is a very important topic and varies from person to person. There is not a one size fits all answer due to the amount of variables when looking into pouring new concrete or making concrete repairs. Of course, the more custom design you want comes higher cost but also higher reward. If your goal is just simply to replace or repair your driveway, garage slab, or patio, then you can keep the cost down a fair amount. Another option to consider is a payment schedule, some contractors will offer a plan to pay off your new concrete over time with affordable monthly payments.
Choose wisely!! There are a lot of contractors out there advertising to pour you a new concrete driveway, and many of them are capable. The difference between an average concrete team and an above average team are things like communication, professionalism, etc. But also organization and clean up, at Peach Built we ALWAYS operate clean and efficiently leaving the property in better shape than when we arrived. Concrete is used everywhere, and for good reason. In comparison to many other materials, concrete is a very low maintenance application and does not require much attention! Depending on where you live, an annual pressure wash and the occasional crack filler is really all you need to worry about. A concrete sealer is recommended but is not required, sealants are typically an extra layer of preventative maintenance that can be applied annually depending on the volume of traffic
